Before we can start processing your application, we'll need a few things from you:
Proof of Income: This can be your most recent pay stubs (from the last 3 months), your tax returns (especially if you’re self-employed), bank statements (last 3 months), an LES statement, or any correspondence showing a job offer that's been accepted.
Military Orders (if applicable).
Signed Authorization Form: We’ll send this to you once your application is submitted.
Past Landlord Contact Information: Covering the last 1 years, or if you’ve owned your home, your mortgage payment history for the past 1 years.
We also require a security deposit, which needs to be paid using certified funds (cashier’s check or money order). Typically, the deposit is equal to the rental rate, but if your credit score is lower, it might be up to 1.5 times the rental rate. If your application is approved, you’ll need to pay the security deposit and sign a Residential Lease contract within 48 hours. The Lease start date must be within 2 weeks of either the property’s availability date or the date your application is approved, whichever comes later. If you decide not to lease the property after your application has been approved, there’s a $500 Administrative Fee, which will be deducted from any deposits you've made when we return them to you.
Security Deposit A refundable security deposit, typically equal to one month’s rent, is required. Out of this deposit, $75.00 will be retained for a third-party move-out inspection after you vacate the property. The remaining amount will be refunded according to the terms of your lease and Texas Property Code. Note: In some instances, the security deposit may be higher, and a non-refundable Risk Fee may apply (refer to the Lease Application Criteria at the top of the page). Pet Fees For approved pets, there is a non-refundable pet fee of $300 per pet. There is a $25 non refundable pet fee per month added to your rent. Please note that this fee may vary for certain properties, and not all properties allow pets. If you're unsure about the pet policy for the property you're interested in, please reach out to our office.
Renter’s Insurance Policy
All tenants are required to have a Renter’s Insurance Policy, with Cornerstone Property Management listed as Additional Insured. Proof of this policy, showing us as Additional Insured, must be provided before you can pick up your keys.
Pet Insurance Policy
In certain cases, Pet Insurance may be required for your pet to be approved. Proof of this policy, with Cornerstone listed as Additional Insured, will be needed before key pick-up.

Tenants are responsible for obtaining new mailbox keys for their rental home. Simply take your signed lease agreement to your local post office to get started. If you have any questions about the process, you can reach out to USPS at 1-800-ASK-USPS.
As a tenant, it's important to take care of the rental property as if it were your own within reason, of course. Here are some of the responsibilities you'll need to handle:
Keep the property clean and sanitary.
Dispose of all garbage promptly in appropriate bins.
Supply and replace light bulbs, fluorescent tubes, and batteries for smoke alarms, CO detectors, garage door openers, ceiling fan remotes, and other devices (using the same type and quality as those in place when you moved in).
Maintain the necessary chemicals or matter in any water softener.
Address any dangerous conditions on the property as soon as possible.
Take precautions to prevent broken water pipes, especially during freezing weather.
Replace any lost or misplaced keys.
Cover any periodic, preventative, or additional extermination costs if desired.
Remove standing water to avoid potential issues.
Know where the main water shut-off valve and electric breakers are located, and how to use them to prevent or minimize damage.
Water the foundation of the property as needed.
Maintain the lawn and any plants on the property.
Routinely change HVAC air filters.
Light your pilot when starting your heater for the winter.
Replace any filters in refrigerators, filtration systems, or other purifying systems.
Handle normal plumbing blockages like clogged drains or toilets.
Follow all Homeowners Association (HOA) rules.
Notify Cornerstone through your portal as soon as you notice any repairs that need to be made.
Online Payments: The easiest and most efficient way to pay your rent is through your Tenant Portal. To use this system, you’ll need to add a valid checking account. You can sign in by clicking the link below. Please note that there is a small transaction fee for paying rent online.
Mail or In-Person Payments:
If mailing, be sure to send your payment 3-5 business days in advance so that it arrives on or before the 3rd. Keep in mind that the postmarked date does not count when calculating late fees. Our office address is:

We strive to be as accessible as possible to our residents. As outlined in your lease, all repair requests must be submitted in writing. Here’s how you can report an issue:
Tenant Portal: Log into your Tenant Portal to submit a repair request. Please provide specific details and include any photos that might help clarify the issue.
Emergency Repairs: For urgent issues, such as large water leaks, a written request might not be practical. In these cases, please call 210-440-1223 Always leave a detailed message. This number is also available for after-hours and weekend emergencies. Please note, if you call after hours and do not leave a detailed message about your emergency, your call will not be returned.
We kindly ask that you do not contact our contractors or vendors directly. All work order requests must go through our management company first. If you have any questions, don’t hesitate to reach out. We value our relationships with our tenants and aim to make your experience with us as friendly and smooth as possible!
Notice to Vacate: Check your lease for the required notice period before vacating. Cornerstone leases usually require a 60 day notice. Remember, ALL NOTICES TO VACATE MUST BE IN WRITING! You can submit your notice through the Tenant Portal or by emailing bmcmillan@cornerstonepmtx.com
Cleaning: You will need to clean the property before vacating and address any maintenance or repairs that might affect your deposit. This includes tasks like vacuuming inside cabinets and drawers, cleaning light fixtures, under appliances, blinds, baseboards, and professionally cleaning carpets. If you'd prefer, we can arrange for our vendors to handle the cleaning after you move out, and the charges (ranging from $375 to $575, depending on the size of the home and carpeted areas) will be deducted from your security deposit. We can also connect you directly with our vendors if you prefer to coordinate it yourself.
Reminders:
Notify Cornerstone of any changes to alarm or garage keypad codes.
Surrender the property by turning in your keys, garage remotes, pool cards, gate remotes, and any other access items to our office during regular business hours (M-F, 9-5).
Stop utilities in your name effective on the last day (note: if terminating early, keep utilities on until notified otherwise—you are responsible for the property until a new tenant takes possession).
Provide us with your forwarding address.
Move-Out Inspection: A third-party move-out inspection will be scheduled for the day after you vacate.
Refundable Deposits: If you have fulfilled all lease obligations, Cornerstone will process your deposits within 30 days of the last date of your lease obligation, provided you have also:
Submitted a written notice to vacate
Surrendered the property by turning in keys
Provided a forwarding address
Please note that deposits are typically processed close to the 30th day. If you have abandoned the property or violated your lease, your security deposit will be forfeited.
Before bringing a pet into your home, you need to get approval from the property owner through Cornerstone. If the owner consents, you'll be required to sign a Pet Addendum and pay the necessary pet deposit. It's important to complete this process before your pet moves in, as you are not authorized to have a pet on the property until both the deposit is paid and the Pet Addendum is signed. There is a non refundable pet fee of $25 per month.
